Propseller Reviews:
What Singapore Sellers
Are Saying (2026)

1,003 Google reviews, analysed. The professionalism is real. So are the trade-offs. Here's what the data actually shows - from a competing agent with seventeen years of experience.

We compete with Propseller. We wrote this anyway. We're Kelly Mark Property - a competing real estate team with an obvious interest in you choosing us over them. This page was built from our analysis of 1,003 publicly available Google reviews.

We have tried to be fair. Propseller has a genuinely strong track record and the majority of their clients are happy - that is what the data shows, and we are not going to pretend otherwise. Read this with our conflict of interest in mind, look at the quotes, and make your own call.

What Reviewers Say They Like

Across the 924 five-star reviews, five themes surface consistently. These are real patterns - the large majority of Propseller clients report a positive experience, and that is worth acknowledging plainly.

Speed and a Structured Process

Across hundreds of written reviews, fast turnaround is the single most praised outcome. Properties described as "stagnant" with other agents sell within weeks. Reviewers frequently contrast months of silence elsewhere with a tight, organised process at Propseller - from initial consultation through professional photography to multi-portal listing.

"After three months of silence with another agency, not many viewings, no offers, just wasted time, I decided to give Propseller a try on a friend's recommendation... Within two weeks, my once stagnant listing turned into multiple viewings and, to my amazement, a successful sale."
- Google reviewer, August 2025

Responsive, Dedicated Agents

The most consistent individual praise across all five-star reviews is for agent responsiveness and genuine care. Clients describe agents who reply promptly, explain processes clearly, and remain engaged through to completion. Several reviewers note that their agent felt personally invested rather than transactional - a contrast to prior experiences at traditional agencies.

"I felt like I didn't know anything but I never felt too hesitant with Elaine in asking anything I had doubts in. Such was my level of comfort. Literally asked google and Copilot a lot of questions and even compared to that, Elaine gave me the most accurate and true answers to my queries."
- Google reviewer, May 2026

Data-Driven Strategy and Market Clarity

Reviewers repeatedly cite Propseller's use of real market data - not guesswork - as a differentiator. Pricing presentations backed by analytics, structured marketing plans, and clear reasoning at every checkpoint are consistently praised. This appears to be the "technology layer" that distinguishes Propseller from conventional agency service.

"From the very beginning, he presented a clear pricing and marketing strategy backed by real market data, not guesswork. Propseller's analytics and insights gave me full confidence that we were positioning my unit correctly to attract serious buyers while maximising value."
- Google reviewer, April 2026

Competitive Commission Rates

Propseller's commission structure - reviewers cite 1% as a starting point, with tiered plans up to 2% - is explicitly mentioned as a reason for engagement across a significant portion of written reviews. The savings relative to 2–3% traditional commission rates are quantified in some reviews, with the combination of competitive pricing and strong service repeatedly described as the key value proposition.

"The sales commission charged was highly competitive at just 1%, which is half of most other agencies, meaning sellers like me get to keep more of the sale proceeds. Why pay more when you can work with someone who delivers better results?"
- Google reviewer, April 2026

Smooth Simultaneous Sale-and-Purchase

A notable subset of reviews specifically praise Propseller's ability to manage the sell-and-buy process together - coordinating timelines, financial calculations, and new home searches in parallel with the existing property sale. For clients navigating HDB upgrading or right-sizing, this coordination is cited as the clearest differentiator from single-transaction agents.

"Coordinating a sell-and-buy is never easy, but Khai Yuen handled the timelines, financial calculations, and logistics with precision. He was always one step ahead, advising me on when to move, what to look out for, and how to structure the deal safely. I never once felt lost or uncertain."

Featured Exchange (Most Positive)

A detailed, unsolicited account from a client who managed a simultaneous sale and purchase - and who contrasts the experience directly with prior transactions at other agencies.
Reviewer - Andy Shahary, 5 stars, 15 April 2026
I had an outstanding experience working with Khai Yuen from Propseller for both the sale of my existing HDB flat and the purchase of my new home. Having gone through property transactions before, I can confidently say this was by far the most seamless, efficient, and well-managed experience I've had. What truly sets Khai Yuen apart is his strategic, data-driven approach, something that is clearly strengthened by Propseller's platform. From the very beginning, he presented a clear pricing and marketing strategy backed by real market data, not guesswork. Propseller's analytics and insights gave me full confidence that we were positioning my unit correctly to attract serious buyers while maximising value. The marketing quality was also on another level. The professional photography, listing exposure across multiple platforms, and structured viewing process ensured that only genuine, qualified buyers were brought through. This saved me a lot of time and eliminated unnecessary hassle. More importantly, Khai Yuen's negotiation skills were exceptional. He handled buyers firmly yet professionally, and ultimately secured a very strong offer for my unit within a competitive timeline. What impressed me even more was how well he managed the transition into my next purchase. Coordinating a sell-and-buy is never easy, but Khai Yuen handled the timelines, financial calculations, and logistics with precision. He was always one step ahead, advising me on when to move, what to look out for, and how to structure the deal safely. I never once felt lost or uncertain. Propseller's system truly complements a strong consultant. The transparency, regular updates, and structured workflow made the entire journey feel organised and stress-free. Unlike traditional agents, there was a clear process, supported by a capable backend team, which ensured nothing fell through the cracks. On top of that, Khai Yuen was incredibly responsive, patient, and committed throughout. Whether it was late-night questions or last-minute decisions, he was always available and gave honest, practical advice. It genuinely felt like he had my best interests at heart, rather than just trying to close a deal. I would highly recommend Khai Yuen and Propseller to anyone looking to buy or sell property. If you want a team that combines strong execution, data-driven strategy, and excellent client service, they are the right choice. This experience has completely changed my expectations of what a real estate transaction should be like.

Where Reviewers Had Concerns

Propseller has 40 one-star reviews - 4.0% of 1,003. That is a higher proportion than some competitors. The patterns within them repeat clearly enough to be worth examining carefully before you decide.

Pressure to Accept Below-Market Pricing

The most structurally recurring complaint in the dataset - appearing across multiple independent reviews spanning different years and different agents. Sellers describe being repeatedly nudged toward lower asking prices, with agents citing "market conditions" and "softening" to justify reductions that sellers felt were not supported by the data. Several reviewers sold below their target and later found comparable units transacted higher.

"Devnath demonstrated too much focus on speed-to-sell by asking me to match an offer much lower than asking price (by 75K)... Over the 100days engagement, 3 times of pricing valuation results in reduction when in reality the transactions within my development was around stagnant."
- Google reviewer, November 2023
Pattern across reviews: Multiple one-star reviews (Bea Tang, Alex Lim, Elegant Feminine, XP T) describe the same dynamic independently - downward price pressure without what felt like adequate justification.

Agent Handover and MIA During Key Moments

Several one-star reviews describe agents going absent or being replaced mid-transaction - without adequate notice to the client. In one case an agent reportedly went for an elective surgery without informing the seller, disappearing when a buyer was about to make an offer. In another, the original agent left Propseller and the replacement agent showed no initiative and was unaware of the completion timeline.

"The self-assumed 'top agent' went to fix his nose (some simple surgery I was told) and didn't even have the decency to inform us. He went MIA when a prospective buyer was about to make an offer and remained aloof even after we ended the exclusive appointment."
- Google reviewer, January 2026

Service Level Did Not Match the Premium Price

A recurring critique among more recent negative reviews - clients on higher-cost plans (2% commission) expected premium service and did not receive it. Specific gaps mentioned include: no professional video (AI voiceover with static images provided instead), inconsistent communication post-sale, an agent who did not attend key collection, and a general "transactional" feel where proactive support was absent when things got complicated.

"My experience with Propseller for my first move from HDB to a condominium was underwhelming given the premium cost. We opted for the Max Plan with 2% selling commission and 0% buying commission... the level of service did not align with the premium pricing."
- Google reviewer, April 2026

Featured Exchange (Most Negative)

This is a 1-star review from a client who engaged Propseller for a simultaneous HDB sale and condominium purchase. The owner response is notably detailed - and illustrates how Propseller frames disputed service issues publicly.
Reviewer - Shameemah Mohideen, 1 star, 14 April 2026
Summary: Minimum service at a premium price. Transactional approach with no emotional connection or proactive support. My experience with Propseller for my first move from HDB to a condominium was underwhelming given the premium cost. We opted for the Max Plan with 2% selling commission and 0% buying commission, and were assigned Agent Kit, supported by an admin team for viewing arrangements. While we met the minimum target sale price for our HDB near the end of the contract term, the marketing did not match expectations for a premium service. No professional house tour video was produced; only an AI voiceover with static images was provided after a few nudge from us, which felt inadequate for the fee paid. For our condo purchase, which we sourced ourselves via PropertyGuru, the agent was unable to negotiate the internal commission with the seller's agent. We were required to pay an additional 0.5% commission or forgo the unit. Given that most admin work was handled by the lawyers, the added charge did not feel justified. Post-purchase, communication was inconsistent and response times were slow, causing delays to site visits for renovation. We were not guided on what to anticipate at key milestones. During our condo key collection, we were asked to return in the afternoon after arriving in the morning, and the agent did not check on progress or attend the collection. Compared to previous agents we've engaged, the experience felt purely transactional and lacked a personal touch. Overall, the level of service did not align with the premium pricing. For future transactions, a fixed-fee agent offering comparable services may provide better value.

Hi Shameemah, thank you for taking the time to share your feedback, and congratulations on completing both your HDB sale and condo purchase. We are sorry to hear the experience didn't meet your expectations. That's not the standard we hold ourselves to. We did produce a video for your property, and our social marketing contributed to achieving a record sale price for your HDB. On the condo, the seller's agent was uncooperative and took a long time to revert on Kit's offers, in a bid to secure a direct buyer. Kit kept persisting and pushing until the agent received an offer from a direct buyer. When Kit realised this was the reason for the delays, she was concerned you would lose the deal and took quick action, she insisted on full transparency and arranged a three-way call with the seller's agent to explain the situation. During that call, the seller's agent explained everything to your husband directly, and your husband made the decision to proceed with the seller's agent offer. The agreement was made with complete transparency, and Kit managed to secure a saving of $30K below the initial offer. On post-completion access, the delays were caused by the seller's agent declining to facilitate site visits, something Kit flagged to you throughout. Kit also created a dedicated group chat with you and the lawyers, something she doesn't typically do for clients, as she wanted to ensure your case was properly handled throughout. Kit checked with the law firm and they confirmed that you were informed of the key collection and completion-day procedures before completion day. The late-afternoon key handover is standard for private property completions. We value your feedback and are always looking to improve. Please feel free to reach out if you'd like to discuss further.

The 1-star count is unusually high relative to the 2-star and 3-star counts. With 40 one-star reviews against only 5 two-star and 5 three-star, the middle of the distribution has nearly collapsed. This is a pattern common to high-volume tech-assisted agencies: when the model works well, clients are very happy; when an agent or handover goes wrong, there is limited recovery mechanism and the outcome goes directly to one star. The 92.1% five-star rate remains strong - but the 4.0% one-star tail is worth factoring in before you decide, particularly if your transaction involves complexity or if you will not be the one hosting your own viewings.

How We're Different

Propseller Kelly Mark Property
Service Model Tech-enabled agency. Assigns a dedicated consultant per client, supported by in-house admin and marketing teams. Strong on structure and multi-platform reach. Full advisory. Kelly and/or Mark are present at every viewing, handle all negotiation, and manage the full closing process. No handoffs to junior agents or admin teams.
Fee Structure Tiered commission plans starting at 1%. Lower than traditional 2–3% rates. Higher plans (2% "Max Plan") come with broader marketing commitments. Standard market rate commission by default. Full breakdown explained and agreed before any process begins. Full transparency of fees - no surprises mid-transaction.
Agent Assignment Clients are assigned an agent based on area specialisation. You do not select your agent. Agent changes mid-transaction have been reported in negative reviews. You work with Kelly and Mark directly, from first conversation through to completion. There is no assignment process and no handover. Backed by seventeen years of experience in the Singapore property market.
Pricing Strategy Data-driven pricing analysis from Propseller's in-house valuation team. Multiple reviewers praise this - but a recurring complaint among dissatisfied clients is that valuations skewed low to facilitate quick sales. We present pricing strategy with full methodology explained. Whether you want the fastest close or the highest price, we work to your expectations - not ours. We will always tell you if an offer is below market.
Complex Transactions Strong for simultaneous sale-and-purchase based on reviewer feedback. Coordination across multiple agents and admin teams can create friction when things go wrong. Single point of accountability through the whole transition - HDB upgrading, right-sizing, simultaneous sale and purchase, or any situation requiring coordinated financial and timeline planning.
Best Suited For Sellers and buyers who want professional marketing, multi-portal reach, and lower-than-standard commission - and who are comfortable with an assigned (rather than chosen) agent and a centralised admin team shared across all Propseller clients. Clients navigating complexity - first-time upgraders, sellers who want to know an agent will fight for the best price rather than the fastest close, or anyone who wants a single team accountable through the whole journey.
