When we share with family and friends about Homeseller (HS), they tend to ask: what's the 'catch'? Here's to affirm that we found there to be truly no 'catch' after we engage HS. It's purely selling and purchasing of house for us, with comfort that we had saved more than S$10K. The extra funds would do anyone good, especially for things that could go into the new house. Patrick and our agent Kenji came down to our place to give us an overview of the process, what we can expect and what is expected of us. This first visit alone convinced us that we have made the right decision in choosing HS instead of the other usual agents. We were also given some financial advice e.g. our budget for the next house. For potential buyers viewing our place, HS said they only need our help to standby open the door. However, that's not to say that we did not have a say over the viewing timings. The admin was efficient in relaying requested timings to us, and we adjusted some to our convenience. The viewings were planned so efficiently that at one point we had back-to-back viewings in a single hour, 15 min apart from each other! As a family with a few young children, the efficient scheduling worked to our benefit. Kenji followed up with a few offers that came by, not resting for the very first offer which offered quite low. He helped us negotiate a higher amount not once, but two times, and the final amount came as a surprise to us. Our house was sold less than a week! As for viewing new houses, we did not take off without support from Kenji and his team, who provided us with much guidance and tips, more than enough for us to do viewing ourselves. Despite our agent not joining us for viewings, we did not feel like we missed out anything. Kenji worked closely with us throughout our house search and is responsive when we have questions. We communicated our personal budget and preferences with him, and he acknowledged that he understood what we were looking out for. He helped us do checks on the properties that we took interest in, and after viewings when we decided to pursue certain houses, he would immediately be in touch with the sellers' agents. Kenji helped us make informed decisions, scooping his agent knowledge and sharing those with us, things that we may not know of otherwise. We also had space to think of our next steps as a family without pressure. We settled on a new house in less than a month! Kenji's work ethics is seamless, and we feel his sincerity in dealing our matters with us. He would share certain draft documents with us, before swinging by to our place for documents requiring signatures in wet ink. At one point, we weren't home and he kindly agreed to head down to where we were - far from our house - to have the documents signed. Kenji is clear with his explanations, fast to act and respond, and very assuring as an agent. We would recommend Homeseller to anyone, and if you get Kenji as your agent that would be a super plus point. Well done Kenji and team! Sincerely, Mr and Mrs Zak

Nobody to Close the Sale

The most substantive complaint in the dataset - and the most structurally revealing. A seller ran viewings for three months: interested buyers, good feedback, photos taken, renovations planned. No offers materialised. The agent followed up remotely; nothing closed. After cancelling with Homeseller, a PropNex agent sold the property in two weeks.

Aggressive Agent Behaviour Toward Buyers

A buyer reported personal insults, threats of a civil lawsuit with no legal basis, and a five-minute time limit imposed during a house inspection. The founder's public response framed the behaviour as "tough negotiation in the seller's interest" and thanked the buyer for paying a record price. One incident - but the response is visible to anyone researching on Maps.

Pressured to Accept Below-Market Offers

One seller reported repeated pressure to accept low offers over time, eventually selling $20,000 below their target due to a combination of timeline pressure and what they describe as constant coercion from the agent side. This is an older, isolated review (2023) and contradicts the dominant "record prices" narrative - but it shows the model can fail in the opposite direction too.

Disappointed by Lack of Professionalism and Communication - Agent: Noel As a first-time home buyer in Singapore, I approached this process seriously and respectfully. After viewing a unit represented by agent Noel, I submitted a well-considered offer based on recent resale data and the actual condition of the flat. I also clearly stated that we were open to discussion and looking to begin a fair negotiation. While I understand our initial offer might have been below the seller's asking price, it was meant as a starting point. I followed up politely, asking for the seller's most realistic or expected price so we could decide how to move forward. However, after briefly acknowledging the offer and saying it would be presented, Noel never responded further. There was no update, no counteroffer, and no follow-through - not even a basic courtesy reply. For someone buying a home for the first time - a major financial and emotional step - this kind of unprofessional communication is disappointing. Regardless of the outcome, I expected at least basic respect and responsiveness. This experience left me questioning Noel's commitment to professional standards and whether the seller's interests were truly being served.

Hi miss wensy You presented the offer around 8.54pm. Which is quite late and noel actually still replied you at this late hours, and you have rightly said, he acknowledged the offer and will present it to the seller. Do note, our agent is hardworking to reply you at this late hours, but our owner, takes time to reply us. We cannot force seller to reply at this late hours, and seller need time to digest your offer that is below 100k. For the allegation of non response, we are waiting for seller to reply. And while waiting for seller to reply, noel is not friends with you to keep chatting with you to keep you entertain. Nor are we to advice you what to do, how to offer, etc. You are a DIY buyer that does not pay us agent fee for consultation. You seem like someone that is smart to do your own research, but somehow, your research did not show you deals that are sold at 760k, which reflect our high floor asking of 768k which is very reasonable and reflect the market price. And you mentioned you did a market research, that the surrounding transacted prices is between 630k-690k range. This is totally untrue. Indeed, there is these transactions on the lower floor range. You choose to nitpicked low floor transactions, and compared it to our unit which is above 15th floor. And there are already transactions at 760k, 720k etc for higher floor unit, which you conveniently left out of your market research. Anyway, we did reply you the next day after our seller replied us, within 24hrs of your offer. As a first time buyer that does not pay agent any commission, let me give you an advice for free. We understand buyers want to buy low, and you definitely have the right to give a lowball offer. Do note, when u want to give a lowball offer, this may anger the seller as you do not show any sincere with this type of offer, any further offer, seller will not take it seriously and doubt whether your do you even have the budget for it. So to put it plainly, when you lowball with facts that is one sided, you need to prepare, you will not be able to purchase this unit even you came back with a better offer. And last but not least, respect is earned, not beg for it. For someone to write a bad reviews on us, especially you do not engage us, plus you choose to lie on the "market research", and expect services for free, its very telling of your character. The distribution is unusual. There are zero 2-star and almost no 3-star reviews. The middle has collapsed entirely - clients either love the experience or leave a 1-star. This is the shape you'd expect from a model with a structural limitation: when it works, it works very well; when it doesn't, there's no partial outcome, just a hard failure.
